Preparing Your Property To Sell
The effort put into repairing and cleaning your property is likely to be returned in an expedient sale and an attractive price. Getting your home in a “ready to move in” condition will be a great benefit. It may be unattractive to a home buyer if they perceive there to be an abundant amount of work to do before moving in. Some of the following items can improve your overall “move in” condition:
As buyers approach your property for the first time, impressions are formed quickly.
1. Paint your house – this can do more for sales appeal than any other factor.
2. Yard—Remove all garbage, garden tools, and other items from view.
Mow lawn and keep edged. Replace the front door if it looks too old or is damaged.
Buy a new doormat.
3. Buyers take a close look at the home’s interior. They will look for bad wiring, leaky pipes, and signs of decay. Therefore, take care of any maintenance that needs to be done.
4. The Kitchen is often the most important room in the house. Make it bright and attractive. Remove appliances from counters. Fix or replace broken kitchen appliances.
5. Bathrooms should be clean, bright and smell fresh. Install a new shower curtain and replace worn throw rugs. Polish all fixtures. Remove stains from toilets and bathtubs. Use air fresheners.
6. Finally in the living room and bedrooms clean out the fireplace and place logs in it. Clean the floors. Remove excess furniture so the rooms do not seem cluttered or crowded.
